History

Finako Building Contractors Limited was founded in 2009 as a sole proprietorship and later incorporated in 2014, with the aim of providing professional building services to a broad-based clientele.

From humble beginnings handling small consultancy projects, the firm has steadily grown into managing a more complex and diverse portfolio on a full project management basis. Today, Finako serves a wide range of clients, including national and county governments, Christian NGOs, and private individuals.

A. BRIEF FORMULATION

  1. Initial discussion with client to establish requirements
  2. Site visit to collect data on existing site conditions
  3. Case studies & research on similar existing projects
  4. Further client discussion for detailed brief formulation

B. INITIAL DESIGN

  1. Initial architectural design proposal (incorporating structural, electrical, mechanical & costing)
  2. Initial cost estimate by Quantity Surveyor
  3. Further client discussion for alterations/omissions (repeated as required)

C. FINAL & DETAILED DESIGN

  1. Final architectural working drawings by Architect
  2. Civil/structural drawings by Structural Engineer
  3. Mechanical drawings by Mechanical Engineer
  4. Electrical drawings by Electrical Engineer
  5. Detailed quantity & cost estimates by Quantity Surveyor

D. APPLICATION FOR APPROVAL BY LOCAL AUTHORITIES

  1. Submission of architectural & structural drawings to City/County/Municipal Councils
  2. Application for change of use, plot subdivision/amalgamation (where required)
  3. Environmental Impact Assessment submission to NEMA (where required)

E. FUNDING PROCUREMENT (Where Necessary)

  1. Preparation of cost projection & time plans by Project Manager & Quantity Surveyor

F. TENDER ACTION TO COMPLETION

  1. Preparation of tender documents & award of project to contractor
  2. Analysis of awarded project by contractor
  3. Facilitation of site possession by contractor from client
  4. Approval of work programme/schedule proposed by contractor
  5. Approval of insurances & performance bonds
  6. Periodic site meetings & supervision by all consultants
  7. Instructions issued to correct, recommend or reject any design, material or workmanship
  8. Approval of samples & tests where required
  9. Interim valuations by Quantity Surveyor to confirm value of work done
  10. Interim payment certificates prepared by Architect for contractor payment
  11. Drawings & cost implications prepared for any amendments/variations (where necessary)
  12. Final inspection by all consultants including testing & commissioning of systems
  13. Site handover from contractor to client facilitated by Architect
  14. Administration of defects liability period — all defects made good by contractor
  15. Final valuation, issue of final certificate & release of retention amount to contractor
